1. General Information

These Terms & Conditions govern the use of the website and the booking of accommodation, experiences, dining services, and other activities offered by Masseria La Millenaria, a historic estate located in San Foca, Salento, Puglia, Italy.

By accessing this website and/or making a reservation, guests agree to be bound by these Terms & Conditions.

2. Reservations

Reservations are considered confirmed only upon:

• receipt of the booking request;
• acceptance by Masseria La Millenaria;
• payment of any required deposit;
• issuance of a written confirmation by email.

The property reserves the right to refuse incomplete or unsuitable booking requests.

Guests making reservations must be at least 18 years of age.

3. Rates and Taxes

All rates are quoted in Euro (€).

Unless otherwise specified, rates include VAT and the services expressly stated in the reservation confirmation.

Any local tourist tax required by applicable regulations is not included and must be paid separately upon arrival.

4. Payments

Masseria La Millenaria may require:

• a credit card guarantee;
• a deposit payment;
• partial or full prepayment.

The balance must be settled according to the terms indicated in the booking confirmation.

5. Cancellation Policy

Unless otherwise stated in a specific rate plan:

Standard Reservations

• Free cancellation up to 14 days before arrival.
• Cancellation between 13 and 7 days before arrival: 50% of the total stay will be charged.
• Cancellation within 6 days of arrival: 100% of the total stay will be charged.

No-Show

Failure to arrive without prior notice will result in a charge equal to 100% of the reservation value.

Early Departure

No refund will be issued for unused nights in the event of early departure.

6. Check-In and Check-Out

Check-In: from 3:00 PM to 8:00 PM

Check-Out: by 11:00 AM

Alternative arrangements must be agreed upon in advance with the management.

A valid government-issued identification document may be required for all guests upon arrival.

7. Accommodation

Masseria La Millenaria is a historic property dating back to the 11th century.

Guests acknowledge that some architectural features, layouts, and details are original and preserved for their historical significance.

Minor variations between photographs and the actual accommodation shall not constitute grounds for complaint or compensation.

8. Experiences and Additional Services

The property may offer, directly or through selected partners:

• cooking classes;
• wine tastings;
• wellness treatments and massages;
• bicycle rentals;
• sailing and boat excursions;
• cultural experiences;
• private dining experiences;
• transfers and transportation services.

All activities are subject to availability, weather conditions, safety requirements, and operational considerations.

Masseria La Millenaria reserves the right to modify or cancel activities when necessary.

9. Restaurant Reservations

Reservations at Piazza del Forte, the restaurant located within Masseria La Millenaria, are subject to availability.

Special events, tasting menus, private dinners, and gastronomic experiences may require advance booking and prepayment.

Guests are kindly requested to inform the property in advance of any dietary restrictions, allergies, or food intolerances.

10. Swimming Pool and Common Areas

The swimming pool and all common areas are used at the guest’s own risk.

Guests are required to follow all safety instructions and respect the comfort and privacy of other guests.

Management reserves the right to deny access to facilities in cases of inappropriate or unsafe behavior.

11. Damage to Property

Guests are responsible for any damage caused to:

• buildings;
• furnishings;
• historic elements;
• decorative objects;
• gardens and outdoor areas;
• equipment and facilities.

The property reserves the right to charge guests for repair, replacement, or restoration costs resulting from damage caused during their stay.

12. Pets

Pets may be accepted only upon prior approval by management.

Additional conditions and charges may apply.

13. Force Majeure

Masseria La Millenaria shall not be held liable for any failure or delay in providing services due to circumstances beyond its reasonable control, including but not limited to:

• natural disasters;
• severe weather events;
• public health emergencies;
• governmental restrictions;
• strikes;
• interruptions of utilities or transportation services.

14. Limitation of Liability

While every effort is made to ensure guest comfort and safety, Masseria La Millenaria shall not be liable for:

• loss, theft, or damage of personal belongings;
• accidents resulting from improper use of facilities;
• interruptions or limitations caused by circumstances beyond the property’s control.

Nothing in these Terms excludes liability where exclusion is prohibited by law.

15. Privacy

Personal data is processed in accordance with the applicable provisions of the European General Data Protection Regulation (GDPR) and relevant Italian legislation.

These Terms & Conditions shall be governed by and construed in accordance with Italian law.

Any dispute arising from the use of this website or the services provided by Masseria La Millenaria shall be subject to the exclusive jurisdiction of the Court of Lecce, without prejudice to any mandatory consumer protection rights under applicable law.
